After more than 15 years selling real estate throughout the Texas Hill Country, I’ve watched the market go through just about every cycle. And right now, we’re in an interesting one.
I’m Jenny Cureton, a Compass Realtor specializing in Dripping Springs, Fredericksburg, Wimberley, Driftwood and the surrounding Texas Hill Country. I work heavily with acreage, luxury homes, ranch properties, new construction and investment properties, and there are some definite shifts happening in what buyers are looking for and what it takes to sell a home.
Here are five Texas Hill Country real estate trends I’m seeing right now.
1. Buyers Want the Land, but They Also Want the House
A few years ago, acreage alone could be the headline. Today, buyers are more selective.
I’m still seeing tremendous interest in properties with 2, 5, 10 or more acres, particularly around Dripping Springs, Driftwood, Wimberley and Fredericksburg. But buyers increasingly want the best of both worlds: beautiful land and a house that feels updated, intentional and ready to enjoy.
Long distance views, mature trees, usable acreage, privacy and water features can absolutely differentiate a property. But buyers are paying much closer attention to the home itself, too.
That means design, condition and presentation matter.
The properties getting the strongest reaction tend to offer something difficult to recreate: great land paired with a beautiful home, pool, guest house, barn, outdoor living or another feature that turns acreage into a lifestyle.
2. The Hill Country “Compound” Is Having a Moment
One of the strongest trends I’m seeing is demand for properties that can accommodate more than just the primary house.
Guest houses, casitas, studios, barns, detached offices and flexible secondary structures are incredibly attractive right now.
Some buyers want space for parents or adult children. Others want a dedicated office, guest accommodations, an art studio or simply enough room for friends and family to visit without everyone being under one roof.
This is especially relevant in the luxury and acreage markets around Dripping Springs, Wimberley and Fredericksburg.
The definition of luxury in the Hill Country has shifted. Bigger isn’t always better. Privacy, flexibility, views, acreage and multiple usable spaces can be more compelling than simply adding square footage to the main residence.
3. Buyers Have More Choices, So Pricing Matters Again
This may be the biggest change.
Today’s buyers are much more value conscious. They have time to compare properties, and they are paying attention when something feels overpriced.
That doesn’t mean exceptional properties aren’t selling.
They are.
But there is a growing divide between homes that are priced and presented correctly and those that aren’t. In Fredericksburg, for example, the local Realtor association recently described the market as more balanced, with buyers increasingly cautious and value conscious.
This is where local knowledge becomes especially important.
Texas Hill Country real estate can be difficult to price using traditional comparable sales alone. Two homes with the same square footage and acreage can have completely different views, topography, privacy, improvements and overall feel.
In Dripping Springs and Wimberley especially, sometimes you have to understand the property before you can understand the price.
4. Views and Privacy Are Commanding More Attention
If I had to name two words that come up constantly with my Hill Country buyers right now, they would be views and privacy.
People aren’t simply buying a house. They want the feeling they came to the Hill Country to find.
That might mean a home positioned above a valley with miles of long distance views. It might mean five wooded acres where you can’t see another house. Or it could be a property only a few miles from town that somehow feels completely removed from everything.
This desire for the Hill Country lifestyle continues even as the luxury market expands farther outside Austin. Recent reporting has highlighted the growth of million dollar home sales throughout communities including Dripping Springs and Wimberley.
And in my experience, the special properties are still special.
A spectacular view, beautiful acreage or truly private setting is something a buyer can’t renovate later.
5. Buyers Are Looking Beyond One Town
This is one of my favorite changes.
Buyers are becoming more open minded about where they find their Hill Country property.
Someone may initially call me looking specifically for a Dripping Springs home and ultimately fall in love with something in Driftwood. A buyer focused on Wimberley may discover that the perfect property is just outside the area they originally considered. Fredericksburg buyers may decide they would rather have an incredible acreage property three miles from Main Street than be directly in town.
I encourage that flexibility.
Dripping Springs, Driftwood, Wimberley and Fredericksburg are very different markets, but buyers are often chasing many of the same things: space, privacy, beautiful architecture, views and a connection to the land.
Sometimes moving the search radius by ten or twenty miles completely changes what is possible.
What Does This Mean for Hill Country Sellers?
You can’t control the market, but you can control how your property enters it.
Right now, I think presentation and positioning are incredibly important.
For unique Hill Country properties, that means identifying what makes the property irreplaceable and building the marketing around it.
If it’s the view, show the view.
If it’s the land, tell the story of the land.
If it’s an incredible guest house, barn, pool or outdoor living space, don’t bury it halfway through the listing description.
And if the architecture or interiors are special, the photography, video and marketing need to communicate that immediately.
Buyers have choices. Give them a reason to remember your property.
