One of the biggest questions I get from luxury buyers looking in Dripping Springs is how far their budget will go, particularly when they want the combination of new construction, acreage and views.

Right now, there is an interesting opportunity that gives a good example of what buyers can find around the $2 million mark.

A to be built modern Hill Country home is planned on more than an acre with approximately 180 degree panoramic views. At $1.95 million, it is one of the more compelling new construction luxury opportunities I am seeing in the Dripping Springs market.

A dedicated office and gym make sense for today’s luxury buyer, while more than 500 square feet of outdoor living allows the home to take advantage of one of the main reasons people move to the Hill Country in the first place.

Why Acreage and Views Matter in Dripping Springs

Not every acre in Dripping Springs is the same.

There is a significant difference between owning an acre in a neighborhood and owning an acre that actually gives you elevation, privacy and long distance Hill Country views.

That distinction becomes especially important as you move into the luxury market.

Buyers at this level are often comparing homes based on things that cannot easily be changed later. You can update a kitchen. You can change flooring. You can add landscaping.

You cannot manufacture the view.

That is why I pay close attention to the homesite when helping clients compare luxury properties in Dripping Springs.

Is New Construction a Better Buy?

It depends on the property.

There are some beautiful existing luxury homes throughout Dripping Springs, but buyers need to consider more than the asking price when comparing them with new construction.

An existing home may eventually need updated windows, HVAC systems, roofing, appliances, flooring or a significant cosmetic renovation. Those costs can quickly change the economics of what initially appears to be the less expensive house.

With new construction, buyers are often paying more upfront for newer systems, current design, better energy efficiency and a floor plan that reflects how people live today.

At the right price, that can make new construction surprisingly competitive with resale.

The Dripping Springs Luxury Market Is Not One Size Fits All

This is where local knowledge becomes particularly important.

Dripping Springs covers a large area, and values can change considerably depending on the location, acreage, neighborhood, views, restrictions, school district, improvements and quality of construction.

Two homes with similar square footage can have very different values.

For buyers shopping around $1.5 million to $2.5 million, I think it is especially important to compare what you are actually getting for the money, rather than simply looking at price per square foot.

In this case, $1.95 million buys a new luxury home, more than an acre and panoramic Hill Country views. That combination makes this one worth knowing about.
