One of the questions I get asked all the time is, “What can I actually buy for around $1 million in Dripping Springs?”
The answer depends on the neighborhood, acreage, views, and condition of the home, but in general, $1 million still goes further in Dripping Springs than many other areas surrounding Austin.
That said, buyers are often surprised to learn that $1 million does not typically buy a brand-new modern home on several acres. As demand for Dripping Springs continues to grow, larger acreage tracts paired with newer construction have moved well beyond the $1 million price point in many areas of the market.

One of the biggest reasons buyers continue to choose Dripping Springs is the lifestyle. You get space to spread out, highly rated schools, beautiful scenery, and a true sense of community while still being within reasonable driving distance of Austin, Bee Cave, and Lakeway.
At the $1 million price point, buyers are often looking for more than just square footage. They want usable land, outdoor entertaining space, mature trees, privacy, and a home that allows them to enjoy everything that makes Hill Country living special.
The good news? Compared to many other luxury markets, $1 million can still provide an incredible lifestyle in Dripping Springs. Whether you’re searching for acreage, a family home in DSISD, or a property with room to create your dream backyard, there are still opportunities to find exceptional value in the market—you just need to understand the tradeoffs.
